• Transactions tab: room for 300 deals with property address, client, side (Buyer, Seller or Both), source, stage, list or agreement date, contract date, expected close, actual close, sale price, commission % or a flat commission, referral fee %, your split %, flat fees, team split %, a fell-through reason and a note.
• Commission math per deal, calculated by formulas: GCI, referral paid, company share before the cap, company share paid after the annual cap, cap savings, team split paid, fees and agent net, plus linked expenses, days from contract to close and a Check column that flags missing details.
• Annual cap applied in actual close date order inside your year, so the deal that reaches the cap is split correctly and the deals after it keep 100% of the post-referral commission.
• Key Dates tab: inspection, appraisal, financing, closing and one other date for each open deal (room for 100 rows), with a list of everything due in the next 14 days.
• Expenses tab: room for 500 entries with date, category, amount, an optional linked property and a note, totaled this year by category. Not tax advice. Expense categories are for your own records.
• Dashboard tab: closed GCI, agent net, units (sides) and volume against your own goals with progress bars, annual cap progress, pending GCI by stage (pending, sheet math), GCI by month, closed GCI by source, average days to close, net after expenses and the next 14 days of key dates.
• Setup tab: your name, year start date (no fixed year), goals, default commission %, split, annual cap, flat fee, team split, currency symbol, editable stages, sources and expense categories, and a commission calculator to try a price without logging a deal.
• Light and Dark mode in the same file: choose a theme on Setup and every tab switches. Charts and header art are designed to suit both.
• Sample data switch: see the spreadsheet filled with 16 fictional deals and 40 expenses, then switch it Off and start your own. The switch never changes anything you type.

• Formula cells are protected without a password. To sort, unprotect the sheet (Review > Unprotect Sheet, no password), sort the whole table, then protect it again.
• Field labels are plain words; nothing copies an official form.
• Pending figures are pending, sheet math, worked out from the deals you enter.
